Texas Homeowner Reportedly Spent $3,000 to Contest AI-Flagged Warning of Insurance Nonrenewal

Insurance companies in Texas, including Travelers, State Farm, and Nationwide, are using AI systems from third-party companies like CAPE Analytics to analyze aerial and satellite photos of homes for policy renewal decisions. CAPE Analytics uses artificial intelligence to analyze roofs in aerial photos and rate them for perceived damage, with the company stating it has access to imagery covering 99.6% of the U.S. population. The AI system automatically flags issues like moldy roofs, askew tree branches, and missing shingles, leading insurers to notify homeowners that their policies may not be renewed. Between 2020 and 2023, the rate at which insurers in Texas chose not to renew home insurance policies almost doubled. Multiple cases show the AI making errors: one homeowner was told their year-old roof was in 'poor condition' due to discoloration, which Nationwide later admitted was based on reviewing 'the wrong aerial report.' Another homeowner was told to replace their roof when it only needed cleaning. CAPE Analytics acknowledges in its manual that aerial photos are less accurate than human inspections, stating that 'drive-by or on-site inspections can typically return more detailed analysis of minor defects.' Homeowners have filed at least a dozen complaints with the Texas Department of Insurance since 2023, with some reporting they were shocked to learn insurers were monitoring their homes from above and making decisions based on poor, outdated, or inaccurate images.
